Maintenance:

The Society’s target is that 100% of properties let will meet the Decent Homes Standard which means that they: –

  • Meet the current statutory minimum for housing
  • Are in a reasonable state of repair
  • Have reasonably modern facilities and services
  • Provide a reasonable degree of thermal comfort

The Society will also ensure that your home meets the standards of design and quality that applied when your home was built, and were required as a condition of publicly funded financial assistance, if these standards are higher than the Decent Homes Standard.  

We aim to provide a cost-effective service, offer you choices where we can and get repairs and improvements right first time. It is important to us that your home is safe and we have a rolling plan to ensure that properties are regularly decorated and fixtures and fittings are regularly replaced and updated. Please let us know if you have a disability and need adaptations to your home to meet your needs and we will endeavour to get this right.

Concerning repairs, and maintenance in general, we will: –

  • Contact you to arrange an appointment
  • Turn up when we say we will
  • Leave your home as we found it after completing the repair

The Society will classify each job as follows: –

  • Emergency – must be repaired within 24 hours.
  • Urgent – must be completed within 3 days.
  • Routine – must be completed within 28 days.

Concerning planned maintenance, we will: –

  • Explain in advance what works are to be carried out to your home and when
  • Offer you some choice, wherever possible
